What is the price range of apartments?
Starting price of an average single bedroom apartment will be 30 Million LKR and a two-bedroom apartment will be 45 Million LKR. The price range may be revised by the management time to time.
What are the payment plans available?
Payment plans and terms are flexible and you can discuss it with the sales team. The standard payment plan is to reserve the apartment with the payment of 1 million LKR none refundable reservation fee and accept the offer letter. You will sign the Sales and Purchase agreement within 14 days from the receipt of the offer letter. You have to release 20% of the apartment value (less the reservation fee) at the time of signing S&P. Balance 80% of the payments can be paid during the period of construction based on the progress of construction milestones. Final 5% of the payment can be released once the apartment is handed over and the Certificate of Conformity is received.
Tri Partied Bank Loan Facility for 70% of the purchased vale are arranged with HNB for those who require bank facilities. We are flexible to work with any other bank prefer by the clients.
Are there bank loan available?
We can arrange bank loans from HNB and Union bank to obtain hosing loans for you to purchase apartments from emerita. If you have any other preferred bank, we can arrange the facility with them.

What are the apartment sizes?
Floor area of an average single bedroom apartment is around 600 square feet and a two-bedroom apartment will be around 750 square feet. Apartment sizes vary up to 1,800 square feet.
Are there three bedroom apartments?
There are single and two bedroom apartments. If there is a particular need, our design team will consider the possibility of doing slight design adjustments and arrange the needful for you.
Are there maids’ rooms and toilets in the apartments?
The apartment complex is designed with the concept of providing all life support so that you need not have any house servants. If there is a particular need, you may discuss with the design team and they will consider accommodating your requirement with slight design adjustments.
What are the furniture and fittings provided?
Sofa with coffee table, pantry with four burner cooker and cooker hood, washing machine, refrigerator, bed with mattress and side tables, wardrobe and TV are included.
It does not include curtains and bed linen and pillows.

Who is the contractor?
ICC – International Construction Consortium is the contractor of the project. They are one of the best construction companies of the country with more than 40 years of construction excellence.
What is the service charge and management fees?
The all-inclusive service charge will be calculated based on the floor area of your apartment. The considered floor area for this calculation will include the net floor area with balconies but excluding the open to sky terraces. The service charge will include the services of star class hotel grade room cleaning service, personalized wellness program, medical care facilities. It does not include the charges for any meals. An average apartment of 550 square feet service charge will be around 40,000 LKR per month.
Are you going to increase the management fee in future?
The service charge is fixed for the year of 2026 and it is subjected to variation thereafter. The service charge costs are calculated based on the actual costs and the management will not include any overheads and profits except the salaries of staff and managers.
Who is going to run the management of the operation?
Archedium Analytics (Private) Limited will be managing the operation. There will be a management corporation formed with the participation of all the residents and the management corporation will overlook and bring suggestions for the management of operations.

Who will pay the electricity and water bills?
Electricity, water and telephone bills of apartments has to be paid by the owners of the apartments, while the electricity and water consumption of common areas and facilities are included to the fixed service charge.
How to get the laundry done?
Washing machines are provided to each apartment unit and there will be laundry collection point arranged at the basement. Laundry will be collected from apartments on phone call requests.
To whom does the land belong to?
The land belongs to the director of the company Mr. Luxman Siriwardana and once the project construction is completed, the ownership of apartments and land will be transferred to the apartment owners.
Have you mortgage the land?
No mortgages or loans are obtained using the land and the property. The project is funded by Archeium Analytics (Pvt.) Ltd.
Does this area get flooded?
The Nagamula junction has never been flooded for the history of past 200 years. The land is more than 20 feet higher than the nagahanula junction. In case of Kelani river flood and blockage of Biyagama Colombo road, the residents can use the Gonawala road to reach Kiribathgoda and Colombo city without any interruption. The site is never flooded or circulated with floods.
How far it is to airport?
